For this project, LPA was retained by the Owner of a vacant corner lot, known municipally as 27A Franklin Street, to provide planning consulting services with respect to a Site Plan Control application for a proposed two-storey triplex with side yard parking.
The Municipality determined that the proposal required a Class 3 Development Permit application. This type of application necessitates a Planning Rationale Report and presentation to Planning Committee.
The site is located in an area of transition which exists between the downtown district and a low-rise residential neighbourhood. The triplex use represents an appropriate use of land for this type of area as it is both compatible and complementary to its surrounding uses.
