Our firm works occasionally through other consultants to provide a singular component of the requirements necessary for a development application. The component that we normally provide is labeled a Planning Rationale. This report is comprehensive review of the planning merits of the project and site, description of the site and area context, along with a thorough review and analysis of how the proposal fits in with the policies and provisions that apply from the governing planning documents of the City and Province of Ontario.

 

An industrial development can be complicated because these uses are not as low-impact as residential, for example.

 

For 65 Denzil Doyle, we prepared a Planning Rationale for the client as part of their Site Plan Control Application. The proposal was for a two storey office/warehouse building that would be utilized mainly by trades companies.
