This site covers a large tract of land consisting of 51.34 hectares and is in the Village of Casselman.
The proposal was for a Plan of Subdivision for a vacant triangular-shaped piece of land that is located on the west edge of Casselman, bordered by the river on the east, Montée Lafontaine Road on the west and the VIA Rail train tracks on the north. The plan consists of a three-phased development and provides 405 single-detached dwellings, 82 semi-detached dwellings, 62 multiple attached dwellings within 10 lots, and 79 apartment units within 2 lots. Various residential types make up 31.20 ha. of land, and park land and open space are spread among 18 blocks and make up 9.1 ha. Of land. There are 10 streets as part of this subdivision plan and occupy 10.2 ha. of land.
Our firm was retained to prepare the Planning Rationale for the Plan of Subdivision Application, which was approved with The United Counties of Prescott and Russell.
