48 & 50 Java Street is located in Wellington Village, just east of Westboro in Ottawa. The area is predominately residential and has seen an increase of infill development within the last few years.
The client was looking to sever one lot into two separate parcels for a new semi-detached building. Our firm acted as the authorized agent and planning consultant to the client and submitted two Consent to Convey Applications with the Committee of Adjustment.
At the Committee of Adjustment hearing, there was some opposition regarding the front yard setback and its potential to be used as a precedent for future development on the street. However, the proposed parcels fully complied with the requirements of the Zoning By-law and the Consent to Convey application was approved.
