33 Clarey Avenue
This property is located in the Glebe, a well-known neighbourhood in downtown Ottawa.
The owners of the property wanted to divide the existing property at 33 Clarey Street into two separate lots intended for free-hold ownership. The existing 4-unit converted dwelling was to remain and the new parcel proposed a single-detached dwelling.
Due to the small sized lot within the urban area, the proposed dwelling on the severed lands required highly context-sensitive infill planning and numerous City policies were reviewed. This analysis led to the final design, which required Minor Variance Applications, as well as the Severance Application at the Committee of Adjustment.
Our team presented the applications at Committee of Adjustment, which were granted approval in July of 2014.
