236 Richmond Road is located on the southeast corner of Richmond Road and Tweedsmuir Avenue, which is in the heart of the Westboro main street.
The application was to rezone the site from Traditional Mainstreet to a new Traditional Mainstreet zone to allow the construction of a new mixed-use building having a height of 32.5m or nine-storeys. In addition to the increase of height, the application also seeks amendments to other performance standards of the City of Ottawa Zoning By-law relating to yard setbacks and parking and circulation requirements. The building consists of ground floor retail and residential uses above. The site is also subject to compliance with the Richmond Road/Westboro Community Design Plan and Secondary Plan of the Official Plan.
Our responsibility for the project was to act as planning consultant and agent for the file, which involved providing planning advice on the appropriate scale of development for the site, preparing a Planning Rationale, presenting the application at the preparing at Planning Committee, managing the application process, as well as coordinating public consultation meetings with local residents. The application was granted and construction has commenced.
