Located in Vanier, 188 Carillon Street is a standard lot which was previously vacant. The client proposed a two-and-a-half storey triplex. Lloyd Phillips & Associates Ltd., was retained as the proposed triplex required minor variances for approval.
In June of 2016, an application was filed with the Committee of Adjustment. On August 17th, 2016, the application was heard and presentation made by our planner, Christine McCuaig in support of the proposal.
A great deal of discussion took place, with questions and answers between the Committee and Mrs. McCuaig.
Ultimately, the Committee reserved their decision, which resulted in a tie vote and therefore the application was automatically refused. Much of the concern heard from the Committee was related to the height and concerns of privacy.
Following this, Mrs. McCuaig worked with the clients and the architect to revise the plans in order to submit a new application towards the end of October 2016. This subsequent application proposed a slightly reduced building height variance and additional measures in design to ensure greater privacy.
This second application was approved and the project is currently under construction.
