17 Ladouceur Street is in Hintonburg, just north of the Wellington Street commercial strip. The Owner of the property was looking to subdivide the property into two separate parcels of land and construct a three-storey “front to back” semi-detached dwelling, with a rooftop terrace. The newly created parcels of land, and the proposed dwellings would not be in conformity with the requirements of the zoning by-law and therefore Minor Variance application were also filed with the Committee of Adjustment. The Minor Variances were to permit a reduce lot width, interior side yard, and lot area, and to permit front yard parking.
We acted as projects managers for the applications and provided planning advice, prepared a planning rationale, and presented the application to the Committee of Adjustment. All applications were approved.
