Around 2005 Laurentianview High School was shut down and the proposed new use for this site was to be a mixture of office and retail. Our client, Smart Centres Limited, retained our services to take on a Zoning Amendment and Site Plan Control applications required for the site. In the transition between a school site to a vacant opportunity, this file was a test to the creation of a good plan for such a large site within an Arterial Mainstreet designation.
Our job involved a serious review and implementation of the Arterial Maintsreet policies and Arterial Mainstreet Urban Design Guidelines.Part of this process involved a review of the future development potential of the property. Our firm completed an exercise to demonstrate how the property could further develop over time.
This project was broken down into three phases. The first phase was the development of the retail core of the site; one major retailer, and two buildings containing multiple tenancies. The second phase was the major commercial component, consisting of a five storey office building facing Clyde Avenue, just south of the bend.
The third and final phase will be the construction of retail at the south west corner of the site.
